What does Hari Om Properties do?

We help you buy, sell and rent property — flats, houses, residential plots, agricultural land, shops and office space. Alongside the deal itself we handle documentation, registry and home loan support, so you are not managing five different people to complete one purchase.

Do you charge a fee, and how much?

Yes, we charge a brokerage, and we tell you the amount before you commit to anything rather than at the closing table. The exact figure depends on whether it is a sale, a rental or a land transaction. Ask us at the first conversation and you will get a straight number.

How do I know the property has a clear title?

Accepted Answer

We check the ownership chain, encumbrance and approvals before you pay any token amount, and we walk you through what those documents actually say. If something does not check out we tell you, and we do not proceed. This is the step buyers most often skip and most often regret.

Can you help with the registry and stamp duty?

Accepted Answer

Yes. We handle the sale deed, stamp duty calculation, sub-registrar appointment and registration, and then the mutation to get records into your name afterwards. Mutation is the step most buyers forget, and it causes real problems years later at resale.

Do you help with home loans?

We help you prepare the file, give you an honest view of what you are likely to be sanctioned before you apply, and follow up with the bank through to disbursement. We are not a bank and we do not sanction loans, but a well-prepared file is rejected far less often.

I want to sell. How do you decide the price?

We price against what has actually sold nearby in recent months, not against what neighbours are asking. Asking prices tell you what sellers hope for; transaction prices tell you what buyers paid. If your expectation is above the market we will say so, because an overpriced listing simply sits.

Do you work with NRI buyers and sellers?

Yes. We can carry out site visits on your behalf, share detailed video walkthroughs, and coordinate with your family or power of attorney locally. Documentation for NRI transactions has extra requirements and we will set those out clearly at the start.

We work across our own city and the surrounding district, which is where our knowledge of localities, rates and paperwork is genuinely useful. If you are looking well outside that area we would rather refer you to someone local than pretend to know the market.
